Comparable Market Analysis (CMA)

We create a CMA report to show similar homes that sold within your half mile radius, in the last 6 months. It also shows other homes for sale in your community that are competing against you for buyers. This CMA report will help gauge what the market is willing to pay for your home at this time.

Home Inspection (Pre-listing)

Many home purchases are cancelled during the Due Diligence period after the buyer inspects the home. To avoid that, I pay for a home inspection beforehand, to know exactly what we are dealing with. We can attend to any potential problems before going under contract, which dramatically improves our chances to reach the finish line with Top Dollar.

Improvement Consultation for Maximum Price

After attending to any issues discovered in the home inspection, we focus on the presentation of the home. We will discuss layout, lighting, potential removal of bulky furniture, storage of belongings, cosmetic touch-ups, etc. We want each buyer to have a great first impression, and you’d be amazed at what little things can do to add space, light and comfort.

Professional Photography

Without great pictures, no one is coming to see the home. I pay for the best photographer in the industry. We even capture aerial pictures with a drone to highlight location, views, community and proximity. We also create a floorplan so potential buyers can see the entire home layout at a glance.

Marketing Blitz

After your home is active on the MLS, we create a flyer and email it directly to THOUSANDS of local realtors that work with buyers in your area. We create a flyer and link for you to share on Social Media. We also share your home listing information on major Real Estate platforms such as Redfin, Zillow, Realtor.com, etc. We send your listing to other brokerages, partnerships, and even our own buyers. We guarantee to get THOUSANDS of people to see your home listing!

What's the Cost?

3% of Sales Price to Seller Brokerage + 3% to Buyer Brokerage.

So a total of 6% paid only AFTER we successfully sell your home.

How long to Sell?

Depends on the home. The CMA report will reflect what the market

is willing to pay. The closer our price is to market, the faster we sell.
